Fairway Villas Condominium Association Pool Maintenance Contractor Agreement
This agreement made and entered into, this ____ day of _______________, ______ by and between Fairway Villas Condominium Association, hereinafter referred to as the Association, and
___________________________________________________________ , hereinafter referred to as the Contractor.
Contractor shall provide swimming pool maintenance for Association, for a term
beginning _____________________and concluding __________________________.
Contractor agrees to perform services including, but not limited to the following:
1.1 – 1.11 DAILY POOL REQUIREMENTS
1.1 Contractor shall open pool for use by no later than 10:00 AM daily.
1.2 Contractor shall close and secure the pool by 10:00 PM Sunday through Thursday and 11:00 PM on Friday and Saturday.
1.3 Contractor shall test the pool water twice daily for acceptable limits of Chlorine, PH and Temperatures as defined by the Environmental Health Department of Summit County.
1.4 Contractor shall add pool chemicals as needed so as to meet the standards above. The Association is responsible for the purchase of said supplies for the use of the Contractor.
1.5 Contractor shall maintain legible and accurate records of all daily recorded limits and measurements. Such records are to be left in the pump room of the pool so the Association may have access to them as needed.
1.6 Contractor shall maintain the restroom facilities at the pool, keeping them clean and insuring that they are stocked with the needed toiletries that are to be supplied by the Association.
1.7 Contractor shall return all pool furniture to the concrete area around the pool at the beginning of each day and arrange in an orderly fashion.
1.8 Contractor shall sweep the pool each morning clearing the water of leaves, insects and other such debris.
1.9 Contractor shall use a blower or hose to clear off the decking area of the pool to keep it clean and maintained.
1.10 Contractor shall inspect the edges of the pool for accumulating build-up or scum from regular usage and sunscreen. Contractor shall scrub the sides and bottom of the pool with a mild detergent when the build-up is present.
1.11 Contractor shall empty ash trays and pick up any miscellaneous debris from inside the pool fenced area. The trash container should be emptied regularly with a new liner in place. The trash bags from the pool should be set out for Tuesday morning trash pickup on the north side of the garage at 3980 Royal Liverpool.
2.1 – 2.5 GENERAL CONDITIONS
2.1 Contractor agrees to notify the Association of any needed repairs to the pool or pool equipment within 12 hours whenever possible.
2.2 Contractor agrees to notify the Association of any unusual activity or items noted at the pool.
2.3 In the event that the Contractor is unable to perform their duties and a replacement person is needed, the contractor must notify the Association and receive approval prior to work being performed.
2.4 Contractor shall be responsible, capable, courteous and perform all work in a professional manner.
2.5 Association Board of Directors will inform all residents that they are not to issue any instruction to the Contractor. Residents need to submit any concerns to Management or Board of Directors.
3.1 – 3.4 Contractor Costs
For services, including labor only, the Association shall pay the Contractor as follows:
3.1 Association agrees to pay Contractor as cost for said service the amount of $_________________ per week or $______________________ per month.
3.2 Finally, it is agreed that either party may terminate this Agreement, without cause, at any time upon 30 (thirty) days written notice to the Association or Contractor. Furthermore, this Agreement may only be modified in writing executed by the parties hereto.
3.3 Beginning of year opening of pool area to include
a. Scrubbing and/or power wash chairs and concrete
b. Setting up tables and chairs and placing pool equipment out for season
c. Opening bathrooms for use
d. Checking pool pump equipment and prepare it for use

3.4 Season end closing of pool area to include
a. Storing chairs and tables in storage room
b. Winterizing pool pump equipment and pump room
c. Winterizing bathrooms
d. Taking in pool signs and daily equipment for the season
will be priced separately at $_______________________.
